Existing Secondary Suites within a principal dwelling
+ Because the Principal dwelling is now sealed up with drywall and the construction has not changed a structural engineer may not be required (unless there is evidence the structure has been compromised)
+ Plans showing the design and layout of the suite including window sizes, door sizes, bathroom fan, smoke / Carbon monoxide detectors, access to the mechanical room, over all heights of the rooms, exit door, shared building area,
+ Each dwelling unit needs to have its own heating and ventilation system compliant with 9.32 and 9.33. of the Building code.
+ Smoke and Carbon Monoxide detectors need to be interconnected with the Principal Dwelling
+ The Mechanical room needs to have a smoke-tight barrier c/w a solid-core door at least 45mm thick and self closes.
+ The Existing Electrical, Plumbing and Gas will require their respective trades (Electrician, Plumber, and Gas fitter) to pull permits and confirm that the work was completed to the requirements of the code of the day it was done. The professional trades person will provide an Affidavit that the work complies or that they corrected what needed to be corrected to ensure the work complies
+ Conformation that the existing septic system will handle the additional bedrooms that were created by this secondary suite.

## Building Permits
> All projects must comply with the new code no later than May 1, 2024. The new National Building Code: 2023 Alberta Edition can be purchased or uploaded from the NRC Publications Archives website.
Note: An additional Safety Code Fee of 4% will be calculated on the total permit fees listed above. If Development of Construction proceeds prior to obtaining the proper permits, the fee shall be doubled.
***Building Permits may take approximately two weeks for processing.*** You will be required to have the appropriate inspections done as requested by the Building Officer / Safety Codes Officer. We request that you give at least two days notice for needed inspection.
### Building Permit Fees
Fees shall be paid for at time of application. Building Permit Fee Schedule and Commercial Fee Schedule coming soon.
**Note: No construction, including foundation or excavation, shall take place unless a Permit has been issued.**
Anyone who starts construction without a Permit may be subject to their building permit fee being 200% of the fee prescribed or $500.00 plus 150% of the fee prescribed, whichever is less pursuant to the County's Permit Fee Bylaw.
## Inspections
It is the responsibility of all applicants to call for inspections. Please call 3 days prior to the preferred inspection date.
An Inspector can request the removal of backfill or buildings materials that cover or enclose anything requiring inspection. Calls between 8:30 am and 9:30 am provide the inspector the opportunity to plan the inspection schedule effectively. Have the following information ready when you call:
* Permit Number
* Location
* Municipal Address
* Company
* Contact person and contact phone number
### Rural Address - 9-1-1
* Please post adjacent to driveway, at the road.
* To obtain Municipal Address, contact Foothills County, 403-652-2341 and have your complete legal description (plan number, block number, and lot number) or location by section if on an un-subdivided ¼ section (i.e. SW-10-25-2-W5M).
## Required Inspections - Single Family/Two Family and Small Accessory Buildings

### Single Family/Two Family
+ Foundation - After concrete poured, protective coating placed and weeping tile and gravel in place, before backfill. (Required)
+ Framing - All framing complete, rough in of plumbing, heating, gas and electrical complete, windows installed and roofing in place. Call before installation of insulation. (Required)
+ Final - Complete and ready for occupancy including doors, smoke alarms, railings and floor finishes. (Required)
### Occupancy - Any Building
+ No occupancy is permitted unless the Inspector has indicated on the Inspection Report that occupancy has been granted.

+ Rough In - Wiring complete to all fixture locations and boxes in place, and panel in place. (Required)
+ Final - All fixtures wired in, smoke detectors installed, and panel completely connected and circuits labelled. (Required)

+ Rough In - Drain, waste and vent piping below slab in place to outside of building. Main stack in place. (Required)
+ Final - All fixtures connected and operating. (Required)

+ Rough In - All lines to all appliances in place, capped off and lines pressurized with pressure gauge in place. (Required)
+ Final - All appliances connected and operating. (Required)

+ A sewer service connection inspection is required prior to backfilling.

+ Must be inspected before backfill is complete. Inspector must be able to determine length of laterals, depth of bedding, type of field used and depth of gravel cover. Septic tank must be in place and connected to field and building. If installation is covered prior to inspection, removal of backfill to expose portions may be required.
