#### Municipal Development Approvals #### Where to Start Parks Canada is the land use and development authority for the Jasper townsite. Start your building journey with the Parks Canada page on Applying for permits to build or renovate in the park. #### What Happens to Your Application Parks Canada reviews all Development Permit applications for the Jasper townsite against the Town of Jasper Land Use Policy and the Architectural Motif Guidelines for the Town of Jasper. Once Parks Canada determines that an application is complete, the application package is circulated to the Municipality of Jasper. The Municipality will review your application in two stages: Part A - Preliminary Municipal Approval, and Part B - Final Municipal Approval. See below for full details on what we will review in each stage. Once all requirements are met and any applicable fees are paid, we will issue you a Municipal Development Approval Letter. We'll share the letter with Parks Canada to complete your Building Permit application. ## What We'll Review Not every area of municipal review applies to every development. We will identify the specific requirements applicable to your project and let you know about any required submissions, approvals, fees, or next steps. #### Part A - Preliminary Municipal Review | | | | --- | --- | | **Areas of review** | **What's included in the review** | | Grading and drainage | * Grading plans, including required geodetic elevations at all four lot corners * Stormwater management * Impacts to neighbouring properties * Rebuild area and Cabin Creek-specific requirements, where applicable | | Site plan and municipal interface | * Proposed municipal and third-party utility locations, including gas and electrical * Driveway locations and site access * Proposed changes to sidewalks, curbs or boulevards associated with site access | | Site access and egress | For larger residential, commercial and institutional developments, review may also include: * Sightlines * Turning movements * Intersection impacts * Traffic impacts | | Solid waste and recycling servicing | Predominantly for commercial and multi-unit developments: * Wast bin locations * Enclosure design * Collection vehicle access | | Traffic management | * Construction-related vehicle and pedestrian movements * Temporary access requirements * Impacts to surrounding roads, lanes and transportation routes | | Impacts to Municipality of Jasper infrastructure and public lands | * Changes or impacts to municipal roads, lanes, sidewalks, curbs, boulevards or utilities * Municipal easements and access requirements * Public works and operational considerations * Other impacts to municipal property or services | ## **Part B - Final Municipal Review** | | | | --- | --- | | **Areas of review** | **What's included in the review** | | Fire Safety Plan | A Fire Safety Plan is required for applicable building construction, renovation or demolition projects over $5,000.00 | | Development Utility Application and Agreement | Where municipal water or sanitary servicing is required, we will review: * Water and sanitary servicing * Connection locations * Service sizing * Required inspections * Any required modifications or upgrades to municipal infrastructure | | Off-Site Levies (Bylaw #276) | Where applicable, we will determine and invoice off-site levies based on the development approved by Parks Canada, including: * Net new residential dwelling units * Net new non-residential floor area | | Parking Authority Contribution (Bylaw #277) | Where a Parking Authority Contribution is required as part of the approved development, we will calculate and invoice the applicable contribution | ## Contact Us We're here to support you!
