# Apply for a Building Permit Online! Cloudpermit The Township of Hamilton now offers Cloudpermit, an easy-to-use online system for building permit applications. **If you are applying to build in the City of Hamilton or surrounding area, please visit hamilton.ca.** With Cloudpermit, you can: * Apply for permits anytime, from anywhere * Track the status of your application in real time * Start an application and finish it later * Receive email updates and notifications * Request building inspections online To avoid confusion and delays, it is advised that only property owners create and submit building permit applications. Note that Cloudpermit requires both an applicant and property owner listed on each application. ## What do You Want to build? Please be advised that documents for building permit applications are submitted electronically. Digital files can be submitted in .pdf (preferred) or .jpeg formats. When applying for a permit to construct a single detached dwelling you will be required to supply, at minimum, the following documents: 1. Architectural building plans. 2. Schedule 1: Designer Information completed by the person/agency that is taking responsibility for the design. 3. Energy Efficiency Design Summary (EEDS) completed by the person/agency that is taking responsibility for the design. 4. Site Grading Plan created by either an Ontario Land Surveyor or Professional Engineer. 5. Zoning Compliance Declaration. Additional information to help in the application and permit process can be found in our Home Builder's Guide. Other documents or approvals that may be required prior to building permit issuance. 1. Septic permit issued by the County of Northumberland. 2. Entrance permit issued by the Township of Hamilton Public Works department or the County of Northumberland as the case may be. 3. If your property is within the Ganaraska Region Conservation Authority's regulated area, you will require their approval. 4. Letter of Authorization. ### Permit Fees Collected, if Applicable: * Building Permit: Refer to Fees and Charges. * Occupancy Permit: $100.00. * Site Plan Review: $100.00. * 911 sign and pole: refer to Public Works Fees and Charges. * Plumbing Permit: Based on fixture count as determined by the County of Northumberland Septic Inspector. * County Development Charges. * Municipal Development Charges. When applying for a permit to construct a deck you will be required to supply, at minimum, the following documents: 1. Architectural building plans. 2. Schedule 1: Designer Information completed by the person/agency that is taking responsibility for the design. 3. Site Sketch or Drawing showing the location of the deck, distance to property lines as well as location of well and septic. 4. Zoning Compliance Declaration. If your property is within the Ganaraska Region Conservation Authority's regulated area, you will require their approval. 2. When applying for a permit to construct a dwelling addition you will be required to supply, at minimum, the following documents. 1. Architectural building plans. 2. Energy Efficiency Design Summary (EEDS) completed by the person/agency that is taking responsibility for the design. 4. Site Sketch or Drawing showing the location of the addition, distance to property lines as well as location of well and septic. 5. Zoning Compliance Declaration. Other documents or approvals that may be required prior to building permit issuance. 1. Septic permit issued by the County of Northumberland. 2. Entrance permit issued by Hamilton Township Public Works or the County of Northumberland as the case may be. 3. Site Sketch or Drawing showing the location of the porch/carport, distance to property lines as well as location of well and septic. 4. Zoning Compliance Declaration. When applying for a permit to renovate you will be required to supply, at minimum, the following documents. 1. Architectural building plans. 2. Schedule 1: Designer Information completed by the person/agency that is taking responsibility for the design. 3. Energy Efficiency Design Summary (EEDS) completed by the person/agency that is taking responsibility for the design, if applicable. 4. Zoning Compliance Declaration. Energy Efficiency Design Summary (EEDS) completed by the person/agency that is taking responsibility for the design. 4. Site Sketch or Drawing showing the location of the additional residential unit, distance to property lines as well as location of well and septic. 5. Zoning Compliance Declaration. Other documents or approvals that may be required prior to building permit issuance. 1. Septic permit issued by the County of Northumberland. 2. Entrance permit issued by Hamilton Township Public Works or the County of Northumberland as the case may be. 3. If your property is within the Ganaraska Region Conservation Authority's regulated area, you will require their approval. 4. Letter of Authorization. 5. Well Certification Report per Section 5.2 g) ii of the Zoning By-law which indicates well yield and quality and offers recommendations to mitigate any deficiencies noted within the report. ### Permit Fees Collected, if Applicable: * Building Permit: Refer to Fees and Charges. * Occupancy Permit: $100.00. * 911 sign and pole: Refer to Public Works Fees and Charges. * Plumbing Permit: Based on fixture count as determined by the County of Northumberland Septic Inspector. ## Additional Information Relevant to Building Permits A building permit is required for construction, alteration or reconstruction of any structure which results in a building area greater than 10 square metres (107 square feet)\*. Projects that require a building permit include but are not limited to: * Single Detached Dwelling * Deck * Covered Porch * Sunroom * Carport * Garage (attached or detached) * Shed\* (greater than 15 square metres (161 square feet) * Additions * Finishing a basement * New or structural alterations to windows or doors * Interior structural alterations * Adding or removing walls (creating different room sizes and/or uses) In some cases a Professional Engineer or Architect may be required to review certain aspects of the construction. In these cases the Engineer or Architect of record will be required to provide a Commitment to General Review. Check with the Planning Department to ensure that proposed construction meets the requirements of the Zoning By-law prior to permit application submission. If you are applying for permits on someone else's behalf, you will need to submit a Letter of Authorization. If any part of the lot is within an area regulated by the Ganaraska Region Conservation Authority, a permit may be required. This may affect the building location and/or grading of the lot. If you want to construct on a property that is adjacent to a County Road, you may require a Setback Permit from Northumberland County. ### Septic and Plumbing For septic and plumbing permit requirements and applications, please contact The County of Northumberland. Infrastructure owners can then provide locates, drawing, and/or clearances, lowering the risk of property damage, lost of utilities, injury, and penalties/fines. Locates can be markings on the ground or a statement/email from the infrastructure owner that its buried infrastructure will not be affected by the digging.
